This Privacy Policy explains how Erik Gladish and the Gladish Group, a real estate team with eXp Realty of California, Inc. (DRE #01974025), handle information in connection with this website, gladishhomes.com ("the site"). We've written it to reflect what the site actually does — nothing more.

1. Information we collect

Information you choose to give us. When you submit the Contact, Home Valuation, or Cash Offer forms, we collect what you enter — typically your name, email, phone number, the property address/details you provide, and anything you write in the message field. When you use the chat assistant, we receive the messages you type into it.

What we don't do. The site has no login or accounts and does not ask for payment information. We don't run our own analytics trackers. We don't intentionally collect sensitive information — please don't enter Social Security numbers, financial-account numbers, or similar details into the forms or chat.

2. How we use your information

We use the information you provide to respond to your inquiry, to provide and discuss real estate services (such as preparing a home valuation or a cash offer), and to follow up with you. We do not sell or rent your information.

3. Service providers who help process it

To run the site, a few trusted third parties may process your information on our behalf:

• Netlify hosts the site and processes form submissions, which are stored in your Netlify account and emailed to Erik.
• OpenAI powers the chat assistant: the messages you send in the chat are transmitted to OpenAI to generate a response. Please don't share confidential or sensitive personal information in the chat.
• Google provides the map embedded on our Contact page and the web fonts used across the site; your browser contacts Google to load these, and Google may receive your IP address and set its own cookies under Google's policies.
• Our "Open the live MLS search" link sends you to our separate home-search site (venturahomesearch.com), which has its own privacy practices.

Each of these providers has its own privacy policy governing how it handles data.

4. Cookies & advertising

We use an advertising "retargeting" tool — the Google Ads remarketing tag — so we can show our own ads to people who have visited this site as they browse the Google Display Network, YouTube, and other sites. It sets cookies and may share your device/browser identifiers and IP address with Google to build advertising audiences. When you first visit, a banner notifies you and lets you opt out. By default it loads to support our advertising; you can opt out anytime using that banner (or by clearing this site's cookies/storage). You can also opt out of personalized ads at Google Ad Settings or optout.aboutads.info. The embedded Google Maps and Google Fonts may also set their own cookies. We don't run our own analytics trackers.

5. Sharing & disclosure

We don't sell your personal information for money. We share it with the service providers listed above — and, unless you opt out, with Google for retargeting — as well as with professionals you ask us to involve in your transaction, and where required by law. Note: under California law, sharing data with advertising partners for cross-context behavioral advertising may be considered a "sale" or "share." You can opt out at any time using the cookie banner or the opt-out links above.

6. Data retention

We keep the information you submit for as long as needed to assist you and for legitimate business or legal record-keeping. You can ask us to delete it at any time (see below).

7. Your choices & rights

You can ask us to access, correct, or delete the information you've shared, or ask us to stop contacting you — just email erik.gladish@exprealty.com or call (805) 900-4496. California residents have additional rights under California privacy law (including the right to know and to delete); we honor those requests and, as noted, we do not sell personal information.

8. Security

The site is served over HTTPS and we take reasonable measures to protect the information you share. However, no website or method of transmission is 100% secure, so we can't guarantee absolute security.

9. Children

This site is intended for adults and is not directed to children under 18, and we do not knowingly collect their information.

10. Changes to this policy

We may update this policy from time to time; when we do, we'll revise the "Last updated" date above.
